The stone houses are located at the foot of Grammos at an altitude of 1350m. , in the heart of the forest, 1200m. from the settlement of Plikati of the Municipality of Mastorochorion-Konitsi of the Prefecture of Ioannina. The hotel has an area of 14 acres and is located in a Natura 2000 area inside the permanent shelter where wild goat populations live.

It consists of six stone buildings of traditional architecture located at a distance of more than 10m. from one another. There is a reception building with a café and a restaurant with traditional cuisine. Each ground floor building consists of two apartments 60 m2 and 70m2 with separate entrance. In each apartment there is a fireplace, fully equipped kitchen, TV, bathroom and heating. There are 4 one-room apartments that can accommodate up to 3 people and 4 two-room apartments that can accommodate up to 5 people

The area of Plikatiou is unique in the world for the wide variety of vegetation that one can encounter. It includes a forest of oak, black pine, spruce, beech, from wild fruit trees (wild cherries, wild apples, wild hazelnuts, etc.) and the alpine zone that leads to the peaks of Grammos with an altitude of 2,520m.

Near the area, the existence of a permanent waterfall, a dragon lake, and three tributaries of the river Sarandaporo complete the landscape. There is an observation kiosk using binoculars of the wild populations of wild goats that live in the area.

The area is the main starting point for climbers destined to conquer the peak of Grammos which is the fourth highest mountain in Greece.
The path from the hotel to the top of Grammos (2520m.) is 11.5km and takes about 4 hours. It starts from the hotel 1350m passes through the old military outpost (1975m. Altitude), following the ridge, meets the peak (2231m. . altitude), then the top (2441m. altitude) and ends at the top of the Line 2520m.

It is also a starting point for off-road routes with 4x4 cars as a 22 km long forest road connects Plikati with Aetomilitsa. The area is home to a large number of wildlife populations (bear, wolf, eagle, ibex, roe deer, hare, mountain perch. ) while the flora of the place is equally rich in plants and herbs (mountain tea, oregano, etc.)
